New Landlord Register 2026: What Landlords Need to Know

Landlords across Essex, Suffolk and the wider East of England need to prepare for another important change to the private rental sector. The Government has confirmed that the new national landlord registration service will begin rolling out from 15 December 2026, as part of the reforms introduced under the Renters’ Rights Act.

Here’s what landlords need to know.

What is the new landlord register?

The new landlord register will form part of a national database for privately rented properties in England.

Landlords will be required to register themselves and their rental properties, helping local authorities identify landlords who are not meeting their legal responsibilities while allowing compliant landlords to demonstrate that their properties meet the required standards.

The database is expected to include key information relating to the landlord and property, alongside important compliance documents such as gas safety, electrical safety and Energy Performance Certificates.

When will landlords need to register?

The landlord register will launch on 15 December 2026, initially in the West Midlands, before being introduced region by region across England. When registration opens in the East of England, landlords will have a three-month window to register. All landlords actively letting property in England will need to be registered by 14 November 2027.

Registration will be a legal requirement and landlords who fail to comply could face financial penalties. Further changes are also expected to mean that vacant rental properties must be registered before they can be advertised, with registration numbers displayed on property listings.

What should East of England landlords do now?

Landlords in Essex, Suffolk and the surrounding areas do not need to register when the scheme first launches in December unless their region has been called forward.

However, now is a good opportunity to make sure your property and compliance records are up to date, including:

  • Gas Safety Certificates
  • Electrical safety documentation
  • Energy Performance Certificates
  • Property and tenancy information

The Government has also confirmed that an annual registration fee will apply, although the cost has not yet been announced.
